How to measure and price windows & doors work

  • Price per opening, not per square foot — each unit carries its own labor, trim and flashing cost.
  • Separate insert (pocket) replacement from full-frame replacement; full-frame doubles the labor and adds exterior capping.
  • Add lines for lead-safe practices on pre-1978 homes, for capping in aluminum coil, and for disposal.

Three code items decide whether a window job passes: is it an egress opening, does the glass need to be tempered, and does it meet the energy code for your climate zone.

EMERGENCY ESCAPE & RESCUE (IRC R310)
  • Every sleeping room and basement with habitable space needs one egress opening
  • Minimum net clear opening 5.7 sq ft (5.0 sq ft at grade floor), min height 24in, min width 20in
  • Sill height max 44" above the finished floor; window wells need 9 sq ft area, 36" projection, and a ladder if deeper than 44"
SAFETY GLAZING (IRC R308.4)
  • Tempered glass required in doors and in fixed panels within 24in of a door edge when the bottom edge is under 60in
  • Required for glazing where the bottom edge is under 18", the top edge over 36", and the area exceeds 9 sq ft near a walking surface
  • Always required in tub, shower and pool enclosures within 60in of the standing surface
ENERGY CODE (IRC Chapter 11 / N1102)
  • Window U-factor limits by climate zone — commonly 0.30–0.32 in zones 4–8 and SHGC 0.25 or lower in zones 1–3
  • Keep the NFRC label on every unit until the inspector sees it; that label is your proof of compliance
  • Replacing more than a set percentage of glazing area can trigger a whole-house energy compliance path in some jurisdictions
INSTALLATION & FLASHING (R703.4 / manufacturer)
  • A sloped sill pan or pan flashing is required at every window and door opening
  • Sequence: sill pan → jamb flashing → head flashing lapped over the WRB, so water always sheds outward
  • Insulate the shim space with low-expansion foam only — standard foam bows the jambs and binds the sash

What should a window replacement estimate include?

A window estimate should list each unit by type and size, sill pan and flashing, insulation, interior and exterior trim or capping, installation labor per opening, disposal, and any egress or tempered-glass upgrades.

What size window meets egress code?

IRC R310 requires a net clear opening of at least 5.7 square feet (5.0 at grade level), with a minimum height of 24 inches, minimum width of 20 inches, and a sill no higher than 44 inches above the floor.

When is tempered glass required?

Tempered glazing is required in doors, in panels near door edges, in large low glazing next to walking surfaces, and within 60 inches of a tub or shower standing surface, per IRC R308.4.
