How to measure and price pressure washing work

  • Price flat surfaces per square foot and vertical surfaces per square foot of wall area, not per hour.
  • Add a mobilization line for small jobs so short-drive work still covers the truck.
  • Charge separately for heavy organic growth, oil stains and rust — they need a second chemical pass.

Pressure washing is not code-inspected, but damage claims are common. These are the limits that keep you out of trouble on siding, wood and roofs.

PRESSURE BY SURFACE
  • Vinyl and painted siding: soft wash at 100–500 PSI with detergent dwell — never blast upward under laps
  • Wood decks and fences: 500–1,200 PSI with a wide fan tip, kept moving to avoid furring the grain
  • Concrete and masonry: 2,500–3,500 PSI with a surface cleaner for even results without wand stripes
ROOFS & DELICATE ASSEMBLIES
  • Never pressure wash asphalt shingles — use a low-pressure soft wash per ARMA guidance or the warranty is void
  • Protect landscaping, light fixtures, dryer vents and any open weep holes before starting
  • Check for failed caulk, lifted siding and rotten trim first, and note it in writing before you wash
DETERGENTS & RUNOFF
  • Use biodegradable, surface-appropriate detergents and rinse plants before and after
  • Do not let sodium hypochlorite runoff enter storm drains — many municipalities prohibit it
  • Store, dilute and label chemicals per SDS; keep the sheets on the truck

Common pressure washing estimating mistakes

  • Quoting a roof wash at the same rate as a driveway; soft washing is slower and chemical-heavy.
  • Not photographing pre-existing damage — loose siding and failed glazing become your problem otherwise.

How do you price a pressure washing job?

Most contractors price per square foot: roughly $0.15–$0.30 for house soft wash, $0.20–$0.40 for concrete, and $0.50+ for deck cleaning with brightener. Add mobilization and heavy-staining surcharges.

What should a pressure washing estimate include?

It should break out each surface with its square footage and rate, list detergents, state the crew hours, note excluded work such as sealing or staining, and include a short pre-existing-damage disclaimer.

Can you pressure wash a roof?

Not with high pressure. Asphalt shingle roofs must be soft washed at low pressure with an approved cleaner; high pressure strips granules and voids most shingle warranties.
