How to measure and price deck work

  • Price the deck surface per square foot and the railing and stairs per linear foot / per flight — they are the biggest cost drivers after framing.
  • Count footings from the beam layout; frost-depth footings in cold climates can double this line.
  • Composite decking typically runs 2–3x pressure-treated material cost; always show the decking product by name.

2021 IRC R507 (decks), R311 (stairs), R312 (guards)

Deck collapses are almost always ledger failures. The IRC added a full deck section (R507) for exactly this reason — here is what it requires.

LEDGER — THE #1 FAILURE POINT (R507.9)
  • Ledger must be nominal 2x lumber, at least as deep as the deck joists
  • Attach with 1/2in lag screws or through-bolts and washers — NEVER nails alone, and never into siding
  • Remove the siding first; the lag tip must fully pass the inside face of the band joist
  • Flashing over the ledger is REQUIRED (R703.4) — no flashing means rot and eventual collapse
FOOTINGS & POSTS (R507.3 / R507.4)
  • Footings bear on undisturbed soil, min 12in deep AND below the local frost line (up to 48in+ in cold states)
  • Footing size comes from Table R507.3.1 based on tributary area and soil bearing capacity
  • 4x4 posts: max 10 ft tall; 6x6 posts: max 18 ft; posts need positive connection to footing and beam
JOISTS, BEAMS & DECKING (R507.5–R507.7)
  • Joist and beam spans come from Tables R507.5 and R507.6 based on species, size and spacing
  • Cantilever max 1/4 of the joist span; beam cantilever max 1/4 of the beam span
  • Each deck board gets two 8d threaded nails or two #8 screws at every support
GUARDS & STAIRS (R312 / R311.7)
  • Guard required when the walking surface is more than 30in above grade; min 36in tall (many cities require 42in)
  • A 4in sphere must not pass through the guard; 6in at the triangle under the bottom stair rail
  • Stairs: max 7-3/4in rise, min 10in tread, max 3/8in variation between the tallest and shortest riser
  • Handrail required with 4 or more risers, 34in–38in high, graspable profile

  • Forgetting the ledger flashing and hardware line, which is small money but the top liability item.
  • Underestimating railing — a 44 lf composite rail can cost more than the framing.
