- Price by scope block (demo, plumbing, electrical, tile, finishes) rather than by room square foot — bathrooms are labor-dense.
- Tile is the biggest labor variable; quote floor and wall areas separately with the pattern noted.

Bathrooms come down to four things: does the fixture layout have legal clearance, is the shower big enough and waterproofed, is there real exhaust ventilation, and is everything GFCI protected.
- Toilet needs 15" minimum from center to any side wall or fixture, and 21" clear in front
- Lavatory requires 21" clear in front; a shower door must open outward or be sized for egress
- Showers require a minimum 30" x 30" interior (900 sq in) with a 22" minimum door opening
- No paper-faced gypsum behind tile in a shower; use cement board or a listed backer with a bonded membrane
- Shower walls finished with a non-absorbent surface to at least 72" above the drain
- Shower pan sloped 1/4" per foot to the drain and flood-tested before tile
- All bathroom receptacles must be GFCI protected and served by a dedicated 20-amp circuit
- At least one receptacle within 36in of the outside edge of each lavatory basin
- Luminaires and fans in or over a tub/shower must be listed for damp or wet locations, and GFCI protected in the zone
- 50 CFM intermittent or 20 CFM continuous exhaust, ducted to the outdoors — never into an attic or soffit
- Duct must be smooth-wall where possible, insulated in unconditioned space, with a backdraft damper
- A window does not satisfy the exhaust requirement in most adopted codes for a remodel with mechanical work
